PLANNING COMMISSION
March 21, 2002
ATTENDING:
Chairman Jim Wendelgass, Members Vince Kling, Jean Warrick, Wheeler Aman and
Zoning Officer Robert Wideman and Township Engineer Craig Kologie. Jim
Wendelgass called the meeting to order at 7:30 p.m. Mary
Seibert
subdivision plan for two-lots on 6.4 areas, Lot 14 Cotswold Estate
(Wyndemere Lake Drive) was reviewed by Mr. Wideman. A letter was sent to the
applicant regarding deficiencies in the plan layout relative to interior lots
on the turn around portion of a cul-de-sac. Craig
Kologie, the Township Engineer submitted a review letter for the revised
preliminary plan for Toll Brothers,
Inc./Orleans Homebuilders, Inc. The Planning Commission will hold a work
session on Thursday, April 11, 2002 to address some of the following issues:
Trails, lots fronting on cul-de-sac and land set aside for public
recreational use. Mr.
Nash
submitted a subdivision/land development application for the Nash/Landen
property, a 2-lot subdivision located at 1101 Chester Springs Road, on
approximately 24 acres. Mr. Nash wishes to purchase the Landen property and
annex 10-acres onto his existing property and create no new lots to
maintain his Act 319 status. Vince Kling made a recommendation seconded by
Wheeler Aman to approve the plan conditioned on Castle Valley's review. All in
favor. Sherman
Perkins has
submitted a Subdivision Application for a 2 lot subdivision property located on
Flowing Springs Road at the intersection of Jaine Lane and Sheeder Mill Road,
being 33.5 acres. Milo Adams and Christian Titone own this property, Mr.
Perkins will put the property under conservation easements. John
and Maureen Tedesco of 542 Blackhorse Road, Chester Springs have submitted a
Subdivision/Land Development application (corner of Blackhorse Road and Rt.
401). A 4+- acre parcel to be divided into two (2) parcels. The
plan has been sent out for review. Richard
Duffield
has submitted a Subdivision/Land Development application to subdivide the
property at 2313 Chester Springs Road into two (2) lots; property owner is
Susan I. Morse. The plan has been sent out for review and will be on the April
agenda. Columbia
Gas Transmission has submitted a Zoning Hearing Board application for expansion of the
existing Eagle Compressor Station which is set for 7:00 Wednesday, April 17,
2002. The Planning Commission concerns were the noise levels and the type of
sound. The application will be sent to Upper Uwchlan Township. A
Zoning Hearing application was submitted for the Siana Family Trust. The
hearing will be held on Wednesday, April 24, 2002. The property is on Hunt Hill
Road at the intersection of Sheeder Mill Road and Hilltop Road. The application
is for a variance and or challenge to the validity on 5 acre zoning. Toll
Brothers, Inc./Orleans Homebuilders, Inc. Conditional Use decision was read at the
March 11, 2002 Board of Supervisors meeting, which dealt with steep slope
stabilization and the use of retaining walls along Road A. The Zoning Hearing
Board will meet on Wednesday, April 17, 2002 to give their decision. There
was a Conditional Use hearing held for Thomas G. Drauschack, Jr. on
Monday, January 14, 2002 to construct a driveway in precautionary and
prohibitive slope. The decision was read at the March 11, 2002 Board of
Superviors meeting. The
minutes from February 21, 2002 meeting were unanimously approved. There
being no further business, the meeting was adjourned at 9:30 p.m. |
