February 21, 2002
ATTENDING: Chairman Jim Wendelgass,
Members Vince Kling, Peter Rodgers, Jean Warrick and Zoning Office Robert
Wideman. Jim
Wendelgass called the meeting to order at 7:30 p.m. The
subdivision application received for Stone, Shick, and Williams at 1210
Davis Lane, a 3 lot, tier 1 plan has been reviewed. Vince Kling made a motion
seconded by Peter Rodgers to recommend approval of the plan. All in favor. Mary
Seibert
subdivision plan for two-lots on 6.4 acres, Lot 14 Cotswold Estate
(Wyndemere Lake Drive) is still out for review. Will be on the March 21, 2002
agenda. Toll Brother, Inc/Orleans
Homebuilders, Inc. submitted revised preliminary plans, which are out for review. The
Zoning Hearing Board held the last hearing on February 13, 2002; a decision
will be given within 30 days of the Conditional Use decision. The Conditional
Use decision will be read at the Monday, March 11, 2002 Board of Supervisors
meeting. Uebelhoer /Della Porta have submitted applications
for the Agricultural Security Area
Program, this is for the additions of the following parcels to the existing
Agricultural Security Area: Tax Parcel No# 25-6-59 and 25-7-81.1.
Vince Kling made a motion seconded by Peter Rodgers to support the applicant
for the additional parcels. All in favor. Jon Lines, 968
Pottstown Pike Conditional Use hearing is being held on
Monday, March 11, 2002. The plan is for four (4) mini storage buildings on this
property, which is zoned commercial and is already being used for Lines Auto
Body Shop and 2 commercial rentals. Vince Kling made a recommendation to
approve the application and seconded by Peter Rodger to remove item #1 of
Castle Valleys review which states, "The applicant shall comply with the West
Vincent Township Fire Prevention Ordinance and install an automatic sprinkler
system in the proposed buildings". The fire company should review the plan
and minimum lighting be used. All in favor. Mr.
Nash was present with Mr. Beideman to present a sketch plan for the Nash/Landan
property. The Landan property is approximately 20 + acres on the northern
corner of Markley's Corner Road and N. Chester Springs Road and the Nash
property is 4 acres located at the southern corner of the intersection. Mr.
Nash wished to purchase the Landan property and annex 10 acres onto his
existing 4 areas to maintain his Act 319, acquire a 10 acre investment,
preserve spacing between residences and create no new lots. Agricultural Village
Community Zoning Ordinance Amendment was reviewed and amended by Mr. Wideman, the
following changes were made: A minimum of 85% adjusted tract acreage shall be
designated as open space, Conditional Use application shall be submitted. Jean
Warrick made a motion seconded by Vince Kling to approve as amended. All in
favor. The
minutes from the January 17, 2002 meeting were unanimously approved. There
being no further business, the meeting was adjourned at 8:15 p.m. |
