ATTENDING: Chairman Jim Wendelgass, Vice Chairman Kate Damsgaard, Members Wheeler Aman, Clare Quinn, Jean Warwick and Zoning Officer Robert Wideman.

Chairman Wendelgass called the meeting to order at 7:40 p.m.

The Planning Commission reviewed the Sewage Facilities Planning Module for Woodstone Development Co. (Laymen’s Home).  A recommendation was made by Kate Damsgaard and seconded by Clare Quinn to approve the Planning Module with the following conditions 1. Completion of a site specific Operation and Maintenance Agreement acceptable to the Township 2. An adequate crop management plan 3. Wind monitor with automatic spray cutoff valve for spray field. 4. Limit cutting of trees in existing vegetative buffer to the South during construction 5. Recommend planting trees in the buffer to the West (Evergreens up to the spray field and mix fast growing and slower growing evergreen). 6. Design of spray heads should facilitate effective crop harvesting. 7.Waiting for the survey of threatened or endangered species on the property.

Vince Kling submitted a three-lot subdivision plan for 36.4 acres; the property is on the S.E. side of Birchrun Road and Shady Lane. Mr. Kling will need to submit a Sewage Facilities Planning Module to the County Health Department. Waiting for review letter from Castle Valley.

Hammond Track located on the northwest side of Beaver Hill Road. The minimum required for a shared driveway is 12 feet. The existing driveway on the adjacent property to be used with lots 1 and 2 is 10 feet wide. In order to comply with the requirement, the applicant will need to request the Board of Supervisors to grant a waiver.  A recommendation was made by Kate Damsgaard and seconded by Jean Warick to grant the approval of the waiver for the 10-foot wide driveway.

John E. Potter submitted a Sewage Facilities Planning Module for lot one (Hard Scrapple Subdivision has been subdivided into 6 lots under Form B waiver). Mr. Wideman explained that it meets with Zoning. A motion was made by Kate Damsgaard and second by Clare Quinn to approve the Planning Module.

Minutes from the July 20, 2000 meeting were approved with the following changes; Owen J. Robert School District/Griffith Tract was not to be reviewed at the August 10, 2000 work session.
