PLANNING COMMISSION
MARCH 18, 1999

ATTENDING Chairman Jim Wendelgass, Vice Chairperson Kate Damsgaard, Members Wheeler Aman, Vince Kling, and Jean Warrick, and Township Manager Allen Heist.

Chairman Wendelgass called the meeting to order at 7:30 p.m. Chairman Jim Wendelgass read a resolution, which the Planning Commission presented to Joan K. Michaelson with a gift and thanked her for seventeen years of service. The resolution was unanimously adopted and made part of the minutes.

The following correspondence was reviewed:

Board of Supervisors hearing for McCurdy and Sons Conditional Use is April 26, 1999.

Act 537 Plan Update will be reviewed at next month's meeting, to see if this proposal is acceptable to incorporate in with the Hankin and Toll Brothers wastewater system. The Planning Commission will ask that someone from Castle Valley be there to answer any questions they may have.

The SLDO and Zoning Ordinance Amendments – members discussed possible amendments to the new ordinances: eliminating mandatory conservation easements for Tier subdivisions and allowing interior lots to front on common driveway easement (vs. streets). Karl Brachwitz asked the Planning Commission to review the Birchrunville Village and R-2 district boundaries. They agreed they would discuss these amendments at the April 8th workshop.

Blancato/Myers submitted a preliminary subdivision plan for two lots on their 9.88-acre property on Hilltop Road. The review from Fronefield Crawford has come back and the Planning Commission does not know why the Township Solicitor is reviewing something of this nature. All plans go to the Township Engineer and Solicitor for review no matter what they are.

Gene Richards was asking for a recommendation and final approval of the Coscia 4-lot subdivision. The Planning Commission asked the Township Manager to call Frone Crawford to discuss common driveway/accessway issues raised in Castle Valley's review letter.

Minutes from the February 18, 1999 meeting were approved.
