WEST VINCENT TOWNSHIP
PLANNING COMMISSION
FEBRUARY 18, 1999

ATTENDING Chairman Jim Wendelgass, Vice Chairperson Kate Damsgaard, Members Wheeler Aman, Vince Kling, and Jean Warrick; and Township Manager Allen Heist.

Chairman Jim Wendelgass called the meeting to order at 7:40 p.m. Chairman Jim Wendelgass thanked the Vice Chairperson for being acting chairperson in his absence.

The following correspondence was reviewed:

Residential Mix section of the West Vincent Township Zoning ordinance will be reviewed by the Planning Commission and re-written.

Zoning Board hearing for Ellie Brown and Nextel will be held on February 24, 1999 at 7.30 p.m.

The following decision was received from the Zoning Hearing Board regarding the McCurdy and Son hearing The special exception sought by the applicant was granted conditioned upon obtaining a conditional use from the Board of Supervisors and further conditioned upon use and development of the property in a manner substantially the same as represented to the Zoning Hearing Board.

Castle Valley Consultants sent a draft proposal of study for up-dating the Township's Act 537 plan. Allen Heist asked the Planning Commission to review and make any recommendation to the Board of Supervisors by the March meeting.

Blancato/Myers submitted a preliminary subdivision plan for two lots on their 9.88-acre property on Hilltop Road. The preliminary plan will now go out for review.

A site visit was conducted on February 17, 1999 at the Mike Matlock property. A sketch plan was submitted for his 48.35-acre property located at Flint and Kimberton Roads. The Planning Commission reviewed the plan and suggested that Mr. Matlock go in front of the Board of Supervisors, and ask them for a wavier for a private street. The sketch plan was for 10 lots but will have to be divided into 9 lots because of the new zoning ordinance - 5 Acre maximum density in Tier II.

The Coscia final plan was received; plan will now go out for review.
