MINUTES - August 25, 1998
Combined workshop for update of Zoning and Subdivision Ordinances

PLACE OF MEETING:  Township Building meeting room
TIME OF MEETING:  7:30 p.m.
PURPOSE OF MEETING:  Workshop meeting to discuss proposed changes to draft ordinances

The meeting was called to order at 7:50 p.m. by Vice-chairperson Zoe Perkins (Mr. Miller was a few minutes late) and then turned over to Manager Heist. Mr. Heist referred to items from the previous meeting which had not been brought to a final decision:

Discussion of other items went as follows:

Section 1902A.2. (Greenway)
Are dairy operations included in "commercial livestock operations involving swine, poultry, or other animals likely to produce highly offensive odors"?
After lengthy discussion, it was decided to eliminate "or other animals likely to produce highly offensive odors".

1902A.7. (Greenway)
Increase percentage of greenway which may be devoted to golf courses (currently allowed up to 50%).
Board agreed to exclude associated parking and structures.

1902A.8. (Greenway)
Delete or further limit use of greenway lands for water supply, sewage disposal systems, and stormwater management facilities.
Board agreed to further limit. Will now read "Using best management practices," water supply, sewage disposal systems, and stormwater management facilities, "exclusive of structures, driveways, lagoons", provided such facilities . . .

1903D.2. (Greenway)
Requires Board of Supervisors discretion.
Will remain as is.

1905A. (Greenway)
Increase or delete maximum greenway lands which may remain within private lots.
Will be deleted.

1906 (Greenway)
Requires Board of Supervisors discretion.
Supervisors' discretion will remain; however the density bonus in A. will be changed to one (1) dwelling unit per ten (10) acres.

Article XX (Signs)
Add definition and regulations regarding "off-site real estate signs".
Will remain as presently worded.

2004C.1.a. (Signs)
Increase maximum height of freestanding business signs in commercial, industrial and municipal districts from 10 feet to 18 feet. Increase maximum size.
Height and size will remain the same.

2004C.1.b.5. (Signs)
Revise directory sign for multi-use developments from maximum square footage of 32 sq. ft. to 4 sq. ft. per use and maximum height from 10 feet to 18 feet.
Will revise to read ". . .containing not more than 4 sq. ft. per use". Height increase will be at the discretion of the Board of Supervisors.

2004E. (Signs)
Prohibit or limit "back-lit" or internally illuminated signs in commercial, industrial, and municipal districts.
Board agreed to prohibit.
